How this portal works

  1. Pick a mode. Topic Practice for learning, Mock Exam for full simulation, Speed Drill for reflexes.
  2. Answer the MCQs. Each question has 4 options. Read carefully, especially negatives like "NOT" and "EXCEPT".
  3. Review your result. See every question with the correct answer and your pick marked, and which topics need more work.
  4. Fix your mistakes. Wrong answers are saved to Your mistakes under My progress. Revise just those questions. Each one drops off the list once you get it right.
  5. Repeat. Your scores save locally. Aim for 80% accuracy across all topics before exam day.

What's current in this question bank (September 2026)

  • HDB resale wait-out (27 Jul 2026): The 15-month wait-out for private property owners buying a non-subsidised resale flat was removed with immediate effect. A 30-month rule still applies for an HDB Loan or a subsidised flat, and any private property must go within 6 months of completing the purchase.
  • Income ceilings (24 Aug 2026): BTO family ceiling raised to S$16,000 and singles to S$8,000. EC ceiling raised to S$18,000 for projects from land tenders closing on or after that date; earlier projects keep S$16,000. The EHG ceiling was not raised and stays at S$9,000.
  • CEA licensing (from the 2026 renewal): Estate agent licences and RES registrations moved from annual to a three-year cycle, running 1 January 2027 to 31 December 2029, with a new Currency Requirement.
  • En bloc (Bill passed 8 Sep 2026): Consent thresholds will tier further to 70% at 40 to 59 years and 65% at 60 years and above. Not yet in force, so 80% and 90% still apply and the bank flags both.
  • SSD (4 Jul 2025 rules): Holding period extended to 4 years, new rates 16/12/8/4 within Years 1/2/3/4. Pre-2025 purchases follow old 3-year 12/8/4 rules.
  • EC (8 May 2026 rules): 10-year MOP for new GLS sites, 15-year privatisation, DPS removed, first-timer quota 90%, priority window 24 months.
  • HDB BTO framework (from Oct 2024): New Standard / Plus / Prime classification. Plus and Prime: 10-year MOP, subsidy clawback (Plus 6-8%, Prime 9%), no whole-flat rental.
  • HDB Loan LTV (20 Aug 2024): Reduced from 80% to 75%. Buyers need 25% downpayment.
  • EHG (Aug 2024): Families up to S$120,000, singles up to S$60,000.
  • 2026 Property Tax rebate: 15% on owner-occupied HDB, 10% (capped S$500) on owner-occupied private.
